Urban Concept

The project is located in the square between Lenau street, Anastasius-Grünstraße and Grillparzerstraße, on the area of the former helicopter base of the emergency hospital. The planned waler construction along the Lenaustraße includes an access balcony at the side of the street, protecting the four point blocks situated behind against noise emission. The lifting of the ground floor level to the Anastasius-Grünstraße as well as to the Grillparzerstraße provides a subtle separation from the public area - construction on a plateau, so to speak.

Architecture

The point block buildings are slightly shifted towards each other and are optimally exposed to light and to position of sun. They are developed as classical city-mansions with 16 apartments each, the majority consisting of three-room and four-room apartments.
The standard floor consists of three well lit apartment units. All apartments on the upper floor offer half projecting and set back loggias respectively, both apartments on the top floor dispose of spacious terraces. The central vertical access is opened up by a light-flooded stair well.
Each mansion offers direct access to the underground car park (in total 92 car parking lots for the four point block buildings).
In front of the apartments there are private gardens, imbedded into the holistic concept of outside facilities, including a children’s playground and recreation areas. According to the latest technology, all apartments are handicapped accessible and are equipped with floor heating as well as with controlled housing ventilation; solar penals on the roof support the water heating.

The plain white rendering of the façade is structured by horizontal fair faced concrete strips, which simultaneously serve as leading construction for the outside sliding element, necessary for shading. The black sliding shutters contrast the bright rendering of the façade and allow to consistently alter the appearance of the houses by changing the position,. All window openings are designed as French windows from the floor to the ceiling offering pleasant bright interior rooms.
