Dalmatias largest shopping center

The subject property is located in Split, the largest city in the Dalmatia region and the second-largest urban centre in the Republic of Croatia.
City Center One Split is situated 5km east from the historical city centre in the district of Brnik along the extension of Vukovarska Ulica, a principal dual carriageway crossing the city from east to west.

Architecture

City Center One Split is designed as an “American Mall” shopping centre, providing retail accommodation on ground, first and second floors with storage and parking at basement level. A standalone multi-storey car park arranged on three floors has been developed as part of the scheme, located adjacent to the shopping centre with connecting pedestrian walkways into the centre.

The design concept-line aspires a very elegant appearance. It incorporates open galleries to maximise natural light with generous circulation areas at both ends of the centre. The mall is shifted along the longitudinal axis in order to create meeting points and engaging social space, still providing visual experiance of the entire dimensions and easy orientation. The interior concept deals with bright colours as an reference to the mediterian style supplemented by the yellow CI-colours of City Center brand. Effective interior design provides a framework for shops to present themselves best. As a special feature a vertical hanging garden connecting all levels is realized.
Next to international retail brands the center offers a Cineplexx cinema and in order to present City center One as the family shopping destination the 3,000 sqf kids club is one of the main attractions.
Separate management offices and plant and machinery rooms are located on the third floor / roof level.
Due to the slightly sloped site the main facade is structured into a base, which compensates the different elevations. This plinth, materialized with fiber-cement panels in a various range of earthtones, is topped by a bright white curtain-type metal-panel facade, which also works as a display for the shop partners brand-signs and the CCO-logo emphasising the building corner. At the south-east corner, close to the public bus station, the building opens up for the main entrance.

In summery City Center One Split stands for a contemporary Urban Entertainment Center, constituting an initial start-up for further urban development in this specific area of Split.
